Facebook ads for mortgage brokers, written for the credit rules and answered in 60 seconds.

Facebook and Instagram ads for Australian mortgage and finance brokers: campaigns for the loans you write, under your brokerage's name, with a short quiz that qualifies and an AI reply within 60 seconds, as part of the 90-Day Exclusive Enquiry Engine. Every enquiry is yours alone, or we refund a month's fee.

Ads in your name. Enquiries that are yours alone.

Facebook ads work for mortgage brokers when three things line up: an ad that speaks to one borrower's situation, a short quiz instead of a long form, and a reply before the borrower moves on. Miss the reply and the click you paid for goes cold. We run Facebook and Instagram campaigns for the loans you write, from first home buyers and refinance to car, equipment and business loans, with 8 new creatives every month so the ads never go stale. Credit ads get extra scrutiny on Meta and some targeting options are limited, so the creative does the targeting: the hook speaks to the borrower who needs that loan, and the quiz qualifies before anything reaches you. No interest rates, comparison rates or savings in the ads, and your licence details where they are required. Every enquiry gets a reply within 60 seconds, day or night, and the serious ones are booked into your calendar. The Monday report shows which ad started each enquiry, call and settlement. Campaigns for first home buyers, refinance, debt consolidation, investment, car, equipment and business loans. 8 new creatives every month. A short quiz that qualifies before the call. Ad accounts in your brokerage's name. A report every Monday, from ad to settlement. Bought shared leads against Facebook and Instagram ads in your own name. Who else gets the enquiry: Bought shared leads, Several brokers at once; Meta ads in your name, Nobody, it is yours alone. Does the borrower know your name: Bought shared leads, Usually not; Meta ads in your name, Yes, from the ad. Who keeps the audience and data: Bought shared leads, The seller; Meta ads in your name, You. Who signs off the ad copy: Bought shared leads, The seller; Meta ads in your name, You, written to the credit advertising rules. We checked 817 Australian broker websites: 67% make every new enquiry wait for a call back; 29% let a visitor book a time; 4% reply on the spot with live chat; 41% have no enquiry form on the homepage. Who this partnership is for

Brokerages already settling loans every month, from 1 to 20 brokers, who want control over where their next client comes from and will take the appointments we book. Not for brand-new brokers, or for brokers who only want to buy leads one at a time.

Results from active partners

Janice Smythe, Director and Senior Mortgage Broker, ICON Home Loans, Port Melbourne: 6 loans settled. From her first 25 leads. More than 30 years helping Melbourne families fund, buy and build homes, investments and commercial property.

We built this engine for ourselves first.

OptiCheck is our own loan marketplace and our pilot. We built its lead engine, paid for every ad and tested every page, quiz and reply on it first. The Exclusive Enquiry Engine is that engine, rebuilt in your brokerage's name, inside your own accounts, for your brokerage alone. Loan types: first home buyers, refinance, investment property, SMSF loans, debt consolidation, personal loans, car, truck and equipment finance, and business loans.

We don't sell leads. We build your own pipeline, and run it with you.

New clients for the loans you write, a Client Book Review to past clients in the first 14 days, an AI concierge that replies within 60 seconds, and the Settlement Pipeline report every Monday.

Five parts. One engine. All in your name.

Attract, Qualify, Respond, Book, Prove: five parts, one engine, all in your name, live within 21 days.

The Ads Daddy Standard: four standards you can hold us to

Live in 21 days, tested end to end. 98% of enquiries answered in 60 seconds, measured in your own CRM. Yours from day one, handed over working in 5 business days, or we keep running it at no charge until it is. Exclusive to you. Standards on what we control, not promises about loans, approvals or settlements.

Built for a regulated industry

No interest rates, comparison rates or savings in ads, no promises about approvals or outcomes, your credit licence number on every ad and page, and you approve every word before it goes live.

The offer

The 90-Day Exclusive Enquiry Engine, with the Client Book Review, the Licensee Sign-off Pack, a reply-time audit before the call and the Exit Pack. Our fee is named on the call with how many settlements cover it; your ad spend and software are paid from your own accounts. No auto-renewal, no exit fee.

Apply for a partnership

A two-minute application, then a time for your 15-minute partnership call. Before the call we time your brokerage's reply to one test enquiry. Brokers who only want to buy leads are referred to OptiCheck, our own loan marketplace.

Frequently asked questions

Do Facebook ads work for mortgage brokers?

They do when the reply is fast and the offer is clear. Most broker ads fail after the click, because the enquiry waits until morning. We don't promise enquiry numbers or settlements. We put our standards in writing: live in 21 days, 98% of enquiries answered within 60 seconds, measured in your own CRM.

Are there special rules for credit ads on Facebook?

Yes. Meta reviews credit ads more strictly and limits some targeting options, and Australian credit advertising rules apply to every word. We write within both, and you approve every ad before it goes live.

How much should a broker spend on Facebook ads?

Enough to test several ads properly for each loan type. We size it with you on the call, based on the loans you write and how many appointments you can take. Your ad spend is paid from your own account, straight to Meta.

Who owns the ad account?

You do. The ad account, the page, the creatives and the audiences sit in your brokerage's name from day one, whether you stay with us or not.

I've tried Facebook ads before. What's different?

Most broker ads fail after the click, not before it: the enquiry waits hours for a reply, or the lead was shared with other brokers. We fix the whole chain: campaigns in your name, a quiz that qualifies, a reply within 60 seconds, booking into your calendar, and a weekly report that follows each enquiry towards settlement.

How are you different from other broker marketing companies?

Most sell you leads, or rent you their system month to month. We build the engine in your name and your accounts, so it keeps working whether or not we do. It is run by a principal, not a junior account manager. And we run our own loan marketplace, OptiCheck, so we know what a loan enquiry costs.

What does it cost?

Every partnership starts with a 90-day program, paid upfront or in three monthly payments. The fee depends on your channels and ad budget, and we go through it on the call. Ad spend goes straight to Meta and Google from your own accounts. You also own and pay for the whole stack: hosting, domain, email sending, CRM, phone and SMS. Every account is set up in your business's name, and anything that runs through us is billed at cost with no markup. That is usually a few hundred dollars a month to start. On the call we name the fee and show how many settlements cover it, from your own average loan, commission and split.

Why pay upfront, and not per settlement?

Pay on settlement only works when the seller owns the funnel and decides which broker gets each enquiry. We build the engine in your own accounts, so you keep 100% of every settlement it produces, now and after we leave. You can split the 90 days into three payments. There is no auto-renewal and no exit fee.

Others say they go live in 5 days. Why 21?

A page can go up in a day. A full engine under your name can't, because your licensee signs off the ads and Meta reviews them. Live, for us, means ads approved and running, quiz, concierge, calendar and tracking all tested end to end. The 21 days start when your onboarding checklist is complete, and if we miss them we add 30 days at no charge.

Do you promise a number of appointments or settlements?

No. Lenders decide approvals and settlements, so we won't forecast your commission. We put in writing what we control, with a remedy, and every Monday you see enquiries, reply times, appointments, cost per appointment and applications. On the call we work out your break-even from your own average loan, commission and split.

What do I have to do?

Three things. In week 1, a 90-minute kick-off, the onboarding checklist and your licensee's sign-off on the ads. Every day, take the appointments that land in your calendar. Every Monday, read a one-page report. Everything else is ours.

What happens if you miss a standard?

Not live in 21 days: we add 30 days at no charge. Fewer than 98% of a month's enquiries answered within 60 seconds: we add a month. An enquiry we generate is ever shared: we refund a month's fee. Leave after day 90: you get the exit pack within 5 business days, and if it takes longer, we keep running your system at no charge until it is done.

Will it work in my area?

On the call we look at demand and competition for the loans you write in your area before you commit to anything. The brokerages we can't help are brand new, have no reviews yet, or have no one available to take the calls we book.

What does the concierge say? Is it a bot?

Yes, the first reply is automated. That is how it reaches a borrower within 60 seconds at 9pm. It writes in your brokerage's name, asks one question and offers a time with you. It never pretends to be a person, never discusses rates, products or advice, and never estimates borrowing power. It hands over to you or your team as soon as a borrower wants to talk, and you approve every message before launch.

How do you measure my reply time?

Before the call we send your brokerage one test enquiry through your website, the way a borrower would, and time the first reply by SMS, email or phone. We show you the result on the call and never share it with anyone else.

I already use a CRM. Does that matter?

No. Your engine runs in its own account and your aggregator CRM stays where you lodge loans. On the call we show you how booked clients reach your team.

Will the Client Book Review trigger clawbacks?

It is designed not to. We leave out loans still inside your clawback window and focus on older loans, fixed rates ending and clients who agreed to hear from you. You approve the list and every message before anything is sent.

What if my licensee or aggregator has rules about marketing?

Good. We prepare every ad and page against ASIC's RG 234, with your licence number, and nothing runs until your licensee signs off. The 21-day clock pauses only while an approval from your side takes longer than 48 hours.

Is the advertising compliant?

Every ad and page is written for a regulated industry and checked against ASIC's RG 234. We do not advertise interest rates, comparison rates or savings, we make no promises about approvals or settlements, and your credit licence number appears on every ad and page. You approve every word before it goes live.

Do my enquiries ever go to OptiCheck?

Never. OptiCheck is our own loan marketplace and the pilot for this engine: we built its lead engine and proved it there first. Your engine is a separate build in your own accounts, and every enquiry it creates is yours alone. Brokers who only want to buy leads can still buy them from OptiCheck.

What happens after 90 days?

At day 75 we review your results and the commission in your pipeline. Then you choose: another 90 days, month to month, or take the keys. If you leave, the whole system moves to you within 5 business days, working: the CRM with every automation switched on, every login, a full data export, a recorded walkthrough and the documentation. If it takes longer, we keep running your system at no charge until it is done.
