How brokers buy leads in Australia

Australian mortgage and finance brokers get leads in five ways: shared leads sold to several brokers, exclusive pay per lead, a lead marketplace where you bid for leads, appointment setting, or an enquiry engine of their own. Whichever you choose, ask who else receives each lead, check the borrower's consent, and reply within minutes.

What is a mortgage lead worth to you?

The most you can pay for a lead and still break even is simple to work out: your average loan size, times the upfront commission you keep, times the share of leads that settle. The lead profit simulator on this page takes your average loan size, the upfront commission you keep, the share of leads that settle, a seller's price per lead and leads a month, and shows your break-even cost per lead, a verdict and your month on those numbers, with an option to count the first year of trail. Starting loan sizes: ABS Lending Indicators, June quarter 2026. Home loan and investment are ABS averages for new loans; first home buyer and refinance are our estimate from ABS lending totals. Change them to your own. Lenders typically pay brokers an upfront commission of about 0.65% to 0.70% of the loan, then a smaller trail each year on the balance (MFAA, March 2025). Lenders can claw back upfront commission if the loan is paid off within 18 months to two years of settlement. Upfront commission is the safe base: trail adds to a loan's value over time (tick the box to count its first year), clawback takes it away. An estimate from your own numbers, not a price. Leave room for your time, clawbacks and the leads that never answer.

What pay per lead means for finance brokers

With pay per lead you pay a seller for each finance enquiry it delivers: a borrower's name, contact details and loan details. The seller runs the ads and the forms. You make the call. The price of a lead matters less than two questions: who else received it, and how fast you reached the borrower. That is where shared and exclusive leads differ. Shared leads: The same enquiry goes to several brokers at once. The borrower gets a run of calls, and the broker who dials first usually wins the conversation. Exclusive leads: The enquiry goes to one buyer only. Ask for that in writing, and ask how long the seller waits before a lead counts as delivered.

Mortgage broker leads and finance leads by loan type

Every loan type needs its own ad, its own questions and its own reply. These are the loan types we have run campaigns for. Home loan and mortgage leads: First home buyers, upgraders and people buying their next home. Refinance leads: Borrowers reviewing their rate or switching lenders. Investment and SMSF leads: Investment property buyers, including through a self-managed super fund. Debt consolidation leads: Borrowers who want to roll several debts into one repayment. Car finance leads: New and used cars, for private buyers and business use. Truck and equipment finance leads: Trucks, machinery and equipment for owner-operators and businesses. Personal loan leads: Personal loans for a clear, stated purpose. Business loan leads: Working capital and business finance for established businesses.

Mortgage and finance lead providers in Australia, compared

How the best-known providers say they work, from their own websites. Prices are left out on purpose: they change, and each provider quotes its own. Checked against each provider's own website on 27 October 2026. EMBR (Pay per lead, embr.com.au/leads-for-mortgage-brokers/): Bills per lead at the end of each month, in most cases with no set-up fees. Leads come from its affiliate network of Australian consumers, including co-registration and homeowner-profiled leads, sent by real-time API into your CRM or by daily CSV export. Smart Search Finance (Pay per lead, auction and emailed leads, www.smartsearchfinance.com.au/mortgage-leads-australia/index.html): No contracts or minimum leads. Leads come from form enquiries and phone calls on its own websites. It says leads are sold exclusively to one broker; its pricing page says auction leads are open for 60 minutes and emailed leads go to several brokers, with the first to accept winning the lead. Buyers need a credit licence or credit representative number and MFAA or FBAA membership. Who Needs Leads (Exclusive pay per lead, paid upfront, www.whoneedsleads.com.au/): Personal, car, debt consolidation, refinance, commercial auto and business loan leads, sold exclusively to one buyer. Payment is upfront, with a 50-lead minimum order. Leads come from YouTube, TikTok, Google, Instagram and Facebook. Wealthify (Monthly lead packs, paid in advance, wealthify.com.au/mortgage-lead-generation/): Leads mainly from Google Ads, with phone numbers checked by SMS PIN. Says it never recycles or resells leads, and brands leads with your logo for orders over 100 a month. Lead Market (Live lead-trading marketplace, www.leadmarket.au/buy-leads/): Buyers run bid campaigns with their own filters and set what they will pay for each lead; the final price depends on lead quality and competition. Leads come from lead generators and lenders, for consumer loans. Finsure (Aggregator lead program, www.finsure.com.au/lead-generation/): Raw leads with a minimum purchase of 50, or qualified leads in bundles of 10 with a live transfer. Fees can be deducted from your monthly commissions. BrokerGrow (Done-for-you marketing agency, brokergrow.co/): Video ads on Meta, a custom sales funnel, and AI agents plus human appointment setters who qualify leads, month to month. Says its ads target professionals rather than generic refinance or purchase offers. Broker Studio (SEO websites for brokers, brokerstudio.com.au/generating-organic-mortgage-broker-leads/): Builds SEO websites for finance and mortgage brokers, helps set up social media accounts and offers review management. Says it does not sell leads. OptiCheck (Pay per lead marketplace, ours, opticheck.au/for-brokers): Our own loan marketplace. It runs the campaigns and delivers single finance enquiries for car, personal, debt consolidation, first home buyer, refinance, investment, business and SMSF loans, with no contracts or minimum spend. OptiCheck sets its own pricing and terms. Ads Daddy (Your own enquiry engine, ours, /au/finance-brokers): Builds the ads, quiz and replies in your brokerage's name and your own accounts. Every enquiry is exclusive to you and answered within 60 seconds. A 90-day program, then yours to keep. OptiCheck and Ads Daddy belong to the same group as this website. Before you buy finance leads: 8 checks

1. Is it exclusive, in writing? If the same borrower is sold to several brokers, you are paying to join a race. 2. How old is the lead when you get it? A lead delivered hours later is worth far less than one delivered while the borrower is still on the form. 3. Did the borrower agree to hear from a broker? Ask for the consent record: what the form said, and when the borrower agreed to it. 4. Are phone numbers verified? An SMS or PIN check filters out fake and mistyped numbers before you pay. 5. What is the replacement policy? Know which leads are replaced or credited (wrong details, out of area, duplicates) and how quickly. 6. Are there minimums or lock-ins? Check for minimum orders, monthly commitments and sign-up fees before you start. 7. Are the ads compliant? Ads for credit must not mislead about rates, approvals or savings. Ask to see the ads that bring your leads in. 8. Who replies first, and how fast? Firms that replied within an hour were nearly seven times as likely to qualify a lead as firms that replied an hour later (Harvard Business Review, 2011). Know who answers at 9pm.

Pay per lead enquiries

Buy finance enquiries without running your own marketing. OptiCheck runs the campaigns and delivers the enquiries. Pricing, coverage and terms are set by OptiCheck. A good start if you are not ready for your own system. OptiCheck is our own loan marketplace. Pay per lead services are provided, priced and billed by OptiCheck, not by Ads Daddy.

Why some brokers outgrow buying leads

Buying leads is renting. The day you stop paying, the enquiries stop, and the ads, the data and the follow-up stay with the seller. OptiCheck is our own loan marketplace and the pilot for the engine we build for brokers. We built its lead engine, paid for every ad, and tested every page, quiz and reply on it first. Your engine is a separate build in your own accounts, for your brokerage alone, and your enquiries never go to OptiCheck.

Frequently asked questions

Does Ads Daddy sell pay per lead finance leads?

Not under the Ads Daddy name. Ads Daddy builds your own enquiry engine inside your own accounts, as a 90-day program. Brokers who prefer to buy enquiries per lead are looked after by OptiCheck (opticheck.au/for-brokers), our own loan marketplace.

What is the difference between shared and exclusive finance leads?

A shared lead is sold to several brokers, so the borrower gets a run of calls and the first broker to dial usually wins. An exclusive lead goes to one buyer only. Whoever you buy from, ask for exclusivity in writing.

Are exclusive mortgage leads always exclusive?

Only if the seller puts it in writing. Some sellers email the same enquiry to several brokers and give it to whoever accepts first. Ask whether each lead is sold once, how long the seller waits before it counts as delivered, and what happens if the borrower was also sent elsewhere.

Who sells mortgage broker leads in Australia?

Lead sellers such as EMBR, Smart Search Finance, Who Needs Leads and Wealthify sell leads one at a time or in packs. Lead Market runs a marketplace where buyers bid for leads. Aggregators such as Finsure also run lead programs, and agencies such as BrokerGrow build the marketing for you. OptiCheck, our own loan marketplace, sells single enquiries. The comparison on this page shows how each one says it works, checked on 27 October 2026.

How much do finance leads cost?

OptiCheck sets its own pricing, so ask OptiCheck directly. For your own engine, we name the program fee on the call, never on the website. Your ad spend then goes straight to Meta and Google from your own accounts.

What is a mortgage lead worth?

Work it out from your own numbers: average loan size, times the upfront commission you keep after your aggregator's split, times the share of leads that settle. That gives the most you can pay per lead and still break even on upfront commission. Lenders typically pay about 0.65% to 0.70% of the loan upfront (MFAA), trail adds to that over time, and clawback can take it back if the loan is paid off within 18 months to two years.

How fast should I call a new mortgage lead?

Within minutes. Harvard Business Review (2011) found that firms that tried to contact a lead within an hour were nearly seven times as likely to qualify it as firms that tried even an hour later. In the same article, an audit of 2,241 companies found the average first reply took 42 hours. With shared leads it matters even more, because the first broker to call usually wins.

Which loan types can I get leads for?

Ask OptiCheck which loan types and areas it covers today. Your own engine can run home loans, refinance, investment and SMSF loans, debt consolidation, car, truck and equipment finance, personal loans and business loans.

What should I check before buying finance leads?

Exclusivity in writing, the age of the lead on delivery, the borrower's consent record, phone verification, the replacement policy, minimum orders or lock-ins, how the ads are written, and who replies first and how fast.

Did the borrower agree to be contacted?

They should have. Ask any seller for the consent record: what the form said and when the borrower agreed. In your own engine, every consent record sits in your own CRM, in your brokerage's name.

Do my enquiries ever go to OptiCheck?

Never. OptiCheck is our own loan marketplace and the pilot for the engine we build for brokers. Your engine is a separate build in your own accounts, and every enquiry it creates is yours alone.

Pay per lead or your own engine: which suits me?

Pay per lead suits brokers who want enquiries now without building anything. Your own engine suits brokers who want the ads, the data and the follow-up to stay theirs, with every enquiry answered within 60 seconds in their brokerage's name.

Can you promise loans or settlements?

No. Nobody can honestly promise them, because approvals depend on lenders and borrowers. For your own engine we put in writing what we control: live in 21 days, 98% of enquiries answered within 60 seconds, everything in your name, and every enquiry exclusive to you.

Can I start with pay per lead and build my own engine later?

Yes. Many brokers start by buying enquiries and later want a system of their own. When that time comes, apply for a partnership and we will walk you through the 90-day build.
